As of late 2024, the landscape for buying a home in Ohio got a bit of a makeover. Thanks to the National Association of REALTORS® (NAR) settlement and the passing of Ohio House Bill 466, the way agents and buyers work together has been formalized to protect you.
The biggest headline? Written agreements are now the name of the game.
According to the new rules (specifically referenced in Ohio Revised Code Section 4735.55), a real estate agent is now required to enter into a written agreement with a buyer before they can even tour a home.
Gone are the days of casually meeting an agent at a door and figuring out the paperwork later. Now, the relationship is official from step one!
Why Is This Happening?
