If you have been keeping an eye on the Columbus area, you certainly aren't alone! It seems like everyone is chatting about the shift in the breeze this spring. We are seeing some really exciting changes out there, and I want to break down exactly what it means for you.

Are home prices dropping in Columbus, Ohio?

This is probably the number one question floating around the internet today. The short answer? Prices are not crashing, but the wild, stressful bidding wars we saw in the past few years are definitely cooling off.

Instead of prices dropping fast, what we are really seeing is a market that is calming down. Things are finally starting to feel a bit more normal and balanced!


Do buyers have leverage in Central Ohio right now?

Yes! If you have been waiting on the sidelines, this is the exciting part.

This spring (2026), the number of homes for sale in Columbus jumped by more than 11% compared to last year. That is a huge boost! When there are more homes on the market, buyers naturally get more choices. Because of this extra inventory, homes are sitting on the market just a little bit longer than they used to.

You no longer have to sprint through a house and make a life-changing decision in five minutes. You can actually take a breath, think it over, and sleep on it!


Can I safely ask for an inspection or seller concessions?

Remember when people had to give up home inspections just to get their offer looked at? Thankfully, those days are fading away!

Because homes are hanging around a little longer, sellers are much more open to having a conversation. This means:
